Mainly because I would rather build without the first home owners, we'll see though. If I use FHOG then I HAVE to live in the house for 12 months before legally being able to rent it - they actually come and check, one of the cooks here lives two streets from where I'm building and reckons they're driving around quite often trying to catch people out. FHOG is $7k, also you are returned stamp duty, another $3.5k - so that's obviously ten grand to start off giving me a deposit to build.

Right?

But. I have to live in it for the first year. So. How much could I rent the house out for, I hear you asking?

Right now, about $350/w.

Which is obviously just over $18k a year.

So I'd be eight in the black if I can begin to build without the FHOG assistance.

I also agree on your logic :D rent that shiz out and throw as much money off the loan as you can to get it paid out. (if you are getting a loan to build)

I was about to pull the trigger about 12 months ago, then freaked out a bit over the whole thing. They just casually throw out numbers, the non nonchalant way they can tack $40K onto something in a quick swoop of the biro is intimidating. So I bailed out, went on a few holidays, went over seas - now I'm back, ready to do this thing.

I have a problem when people start talking money and numbers I tend to tune out! But I think once I'm in the market it will all happen! Looking at buying now, living for 4 years, then buying another and renting one out. Should be pretty good! Need to fly from the nest! Gonna miss the bigass shed at the rents though!

The cheapest 3L '05 OBK on carsales is $17.5k right now, and that has an extra 40thou on the clock.

What do you blokes reckon? Closest I can find to mine in K's has about 5 thou less, dealer vehicle, and that's $21k.

I'm thinking chuck her on for $17k and see what happens?

I've lost count the amount of times this has happened to me.


Mind you, to my defence, most of the times this has happened was with little knowledge or participation of myself... But I also tune out with numbers, figures, and real estate agents (amongst my top ten most undesirable people, down there with Justin Bieber, Pakitaxi drivers, Julio Iglesas, Jehovas Witnesses and used car salesmen).

I too need to move out, but it's just to expensive to do it on my own, unless I buy a little fibro bordello in junkieville. Which I won't reduce myself to.... Yet.

There's also the option of buying a unit... But fahk living in medium-to-high density housing. I'm no sardine.


Ultimately, I'd like to move out of shitonknee... But I've grown up here, and know no better.



In other news, i'm thinking about joining the military reserves. Perhaps this will solve some issues.

Nik, you only need to live in the house for 6 months WITHIN the first 12 months to be eligible.

That, or just get your mail sent there.

Or, build a shack on the property, rent out big house, live in shack, claim government subsidies, and win.
 


I put up with people from amnesty, red cross and now the cancer council almost daily hounding me!! Throw in the greens, green peace, unhcr, save the forking children and I've well and truly hit my limit for the number of fuckstains wanting me to sign something or give money. Seriously cubts,  :fork: right off.

I'm a bit confused. Morgan, the other day you were telling me I should look at pricing around 14k for my car because of the high K's etc... well the cheapest 05'3L in WA is $17.5 and has another 40 thou on the clock than mine?

IIRC, I said you should start at $18k and see what happens.
It was my uncle that scored the 04 model with 80k kms for $13k.

Are you sure Shintzy? You should be. I s'pose. But they told me yitterdee that I had to live in it for 12, and that is used to be 6?

Mail sent there doesn't work either, my other mates next door neighbour got his card pulled for not actually living there and renting it to his mates! I know, I know, stories... but I do actually know this happened.

Property is only just over five square, so it would be a ******* small shack and the people renting might be a bit uncomfortable with the idea.
