So what would be the rate, with the rate drop, for a 3year fixed interest rate home loan for $400k (FHOG)?
7.67%
-0.20%
= 7.47%
But these are standard variable rates we're talking. They aren't the rates people actually pay on their home loan. Those rates are just used to compare "apples to apples" between the banks, so to speak.
Also, if Wayne Swan wants to slam the bank, let him.
We cut all our fee's about 6 months prior to him making it a legislation, and we've passed on every single rate cut in full, up until now. The fact that he is saying that its greedy, and not due to higher funding costs is a joke. Of course it is. CBA and WP share a much larger market share of lending, so when they borrow the funds from the RBA / O'seas, they can afford to pay it back due to their higher rates, and much larger lending margins. NAB is the opposite. Offering the lowest rate of any of the big 4 banks for 28 months running is always going to take a toll when it comes to costs of funding. It was just a matter of time. And now, that time has come.
For comparisons sake, the average difference between 0.05% rate drop on a $300,000 mortgage is about $12/month.
curious.
no smoke and mirrors, please.

Best case scenario:
6.39% - 0.10% - 0.20%
= 6.09% 3 year fixed.

Our 3 year fixed loan is currently 6.39%. I can knock 0.10% off that, then whatever the bank passes on come Monday on top of that.
Best case scenario:
6.39% - 0.10% - 0.20%
= 6.09% 3 year fixed.

Can I use a lack of money as a deposit? It is pretty much the same thing as having normal money only it has a - in front instead of a +... small technicality really.. everyone is way too caught up on the finer details now days.
Absolutley.
The less money you have the bigger the rate.
Win / Win. (for me)

Check this out, highest BAC ever recorded.
"At the top of plastered mountain we have reigning champion Pyotr Petrov, a Bulgarian national from the town of Plovdiv. On December 20th, 2004 a Mercedes struck the 67 year old Petrov, and he was taken to a nearby hospital. Suffering minor injuries from the collision, Petrov appeared fine and was speaking to doctors coherently, until his blood alcohol content was recorded at 0.91%. This is the highest BAC registered in the world, as toxicologists explained he had imbibed two liters of vodka that day to achieve that BAC. After being treated and tested multiple times Petrov was released from the hospital."
Hahaha death usually occurs around 0.50% according to Wikipedia.
