Haha same.
It's definitely easier with 2 people though.
We are only a third of the way there. Only been saving since November though.


Lol we're also a third of the way there and we've been going for much longer :(

The last time that bank account was at zero was after we bought the first SP20 in Jan '11

Hahaha I think us Subyclubers could start a mad online business.
We have Shaz to back us.


This is a good idea because we'll have 'offices' all over the country.

What did you buy and why didn't you ebay that shit?


A polo shirt, tshirt and a lanyard. It was on sale for a pretty decent price for genuine stuff. Got that all for $37 with postage.

Also finally got an email back saying it would be dispatched tomorrow.

LVR = Loan To Value Ratio.

LMI is tiered depending on LVR.
 


I put up with people from amnesty, red cross and now the cancer council almost daily hounding me!! Throw in the greens, green peace, unhcr, save the forking children and I've well and truly hit my limit for the number of fuckstains wanting me to sign something or give money. Seriously cubts,  :fork: right off.

I have a school mate that started an photography eBay business. Importing photography accessories and selling them on.

Made 120k while he was still in school in Yr 12. Now he's got his own huge warehouse.

LVR = Loan To Value Ratio.

So, say the house value is roughly 370k
There's all the fees etc that jump ontop (can you add that onto the loan??)
Which would make the loan amount roughly 400k?

You still think around 40k deposit?

Hahaha this could take some time! I only started buying CRZ last year.. I think I have about $10K in them at the moment (got to start somewhere!)

To buy them all at current market cap assuming that you got no discount it would cost me another $1,939,700,000................ Shaz, spot me the rest? :P

If the house value is 370k, then

370,000 x 90%

= $333,000 loan.

+ your deposit of $37,000

= $370,000.

Then

Lender Mortgage Insurance = $4627.31
Stamp Duty = $17,491

So, you need to have $37k deposit, as well as $22,118.31 for Stamp Duty and Insurance.

Then about $3k for conveyencing, moving costs, etc.

Far out I hate stamp duty.

I'd say it's worth saving the extra cash so you don't have to pay insurance too.


Shaz, what are the rules with borrowing more than the house is worth for reno's and whitegoods?
