Morgs, get these wheels. They look tops.
Yeah nah. Not a huge fan of the Senator wheels. Spokes are too fat... Plus they're like $1000+
Saving for a deposit too? Thats cool man..
I'm trying to put in extra repayments now, so hopefully cutting the repayment time down to about 7-9 years remaining... could have a freehold house by the time I'm 40 if I'm lucky... but never know what the future holds...
Awesome! The sooner you pay it off, the better!
Yeah I've been saving for a house for years. Cars keep stealing the money though

Don't you only get the grant now if you build a brand new home?
Yeah thats true hey? Only for a new first home... built or bought off the plan...
Wasn't the case for me when I got my place in 2005..

Haha... cars... gotta love 'em..
Takes forever to save... but I didn't have to.. when I got my house, was crazy high interest rates, so banks were offering 100% loans... took that
Anyway, onto second house now... sold the first, and its a newly built house, but in Cambridge Park.. NEAR the 'riff...
Making extra payments is awesome... looking at how much interest you save is great... yeah it can be a bit of a struggle to drop in about $1000 extra to the mortgage every month, but man... it saves like $177k for me over the life of the loan...

Not according to the calculator thing.
Do you have a lot of debts that reduce your actual assets?
If not, then it should be more...
I know when I was looking to buy my current house, I was offered a loan of about $440k or something, and that factored in I was married and Megan wan't working, and we had a baby on the way, so 2 dependents... but no credit things at all...
Get one in time to take your daughter to her school formal/prom thing
Ahhh... that sounds great... by that time, we'll all have flying cars with electric engines, so she can rock up for her formal in a car with actual wheels... and a fossil fuel hungry V8 engine...
Megan said I can get another car when I'm 35.. which is 6 years away... LOL!

It didn't ask for any assets, just income and expenses (I included my calculations for monthly food, fuel, beer, rent and every bill). I chose 25 year and 6% interest rate.

Without using the rent I could borrow $353K apparently.

No real meaninful debt (about $10K).

Alrighty then.... drop the interest rate to about 5%, and if you are including rent as an expense, that means this place is an investment, so you can include the from the place as an income
That 10k debt does play a part in reducing your borrowing power....
Best part of an investment is that so much crap is tax deductible, so you could be seeing like 5k tax refunds per year...
Oh wait.. I forked up by $10K income a year... so it now says (including the rent) $470K.
Without using the rent I could borrow $353K apparently.
Well there you go then... LOL!

Google... How much can I borrow.. I used the Bankwest one just now... I can borrow, with my current salary and 2 dependents... $540k...
Maybe I should look into an investment in a few years time...
