I'm 18. I earn around $50k/year. First year out of school. Full time job.
I'm a department manager at Toys R Us. They are putting me through cert 3/4. There are 5 managers per store, 3 of them department, 1 assistant store manager, 1 store manager.
Right now I'm getting about a $5k/year pay rise.
Within 2 years time I should be an Assistant Store Manager (2IC).. they are generally on $75k/year.
Within 5 years I should be a Store Manager (boss).. $95k+/year.. + bonus up to $30k.
I live with my dad (we rent). I don't have much to inherit as my parents never got around to buying property and my dads too old now to buy anything.
2012 I told my self would be my last spending year, and everything after that I will save for a deposit.
Of course I'm going to keep living with my dad, although possibly save a deposit and buy an apartment out somewhere to rent out.. pay itself off, maybe make more on top?
Keep buying investment properties until I own entire Sydney.
???
Profit?
Get out of my thread.

If you're in for career, go for it. there are certanly worse professions.
Rent = dead money. Buy somewhere, live in it. Reduce mortgage as quick as possible, buy nicer land/house, win. If you can afford to keep both, do it.
Remember, women (and kids eventually) are

Earning $100K at 23 = boss.
Your parents not owning property is often the main reason the children never afford it, due to the increased deposit required without a guarantor. I make no bullshit about the fact that if I didn't have my Dad as guarantor, I'd only just be getting around to gripping property now (26). Still haven't even started building the bloody house!
Alex, I think when he says rent it out, he's looking to buy an apartment and then 'rent it out' to tenants, therefore bringing the dead money of rent alive into his bank account to pay off said apartment. Which is a tried and true method, it takes a lot longer than most people think to build up equity and pay off that first loan, so the sooner you start - the better off you'll be. If it is purely an investment for rent return and equity, I'd speak to someone who really knows the market. I'm tempted to tell you to fuckSydney and buy in Adelaide/WA. States that aren't going backwards.
Cheers,
Nik

You understand that Adelaide for the most part is worse off than even NSW? WA is the only state making ground at the moment.I'm tempted to tell you to fuckSydney and buy in Adelaide/WA. States that aren't going backwards.

I do however agree with you in not buying in Sydney, fark that.

You know that I do understand. I also understand, as you do, that SA's exposure to resource based economy is only going to rise (ain't that right, Tom?) and with that the housing sector wont just stabilise, it will push past and start to see the same trends (I didn't say same growth) as WA's RE market. I could be wrong though. But it makes sense in my head.
