I don't even understand that questions Adam... do you mean as an investment, or if you are actually living in the house, how long does it take for the price of the house to go up enough that when you sell it, it would have covered all your loan and acquisition costs?

Not a stupid question... nobody wants to be out of pocket when they move elsewhere, but yeah, it does depend on the house you are in now, your loan amount if you wanted to know the amount of equity in your current house and yeah, the cost of the new house and loan, and extra costs like legal fees, inspections, loan fees... stuff like that...

Could depend on which are you buy... like if you bought somewhere relatively quiet for a cheap price, then within 2-3 years it became a busy second or third CBD, prices will skyrocket, especially if the land size is considerable even if the house is relative old...
