I wanted to buy another investment for fun... I can afford $40 a week easy... lol... but yeah, I'd love to have another investment again... tax benefit would be nice... I pay too much tax...

I did... without 2nd income earner, and with 2 dependents on the loan... because awesome!! :D

 

 

+Juan Rach's income wasn't factored into ours. But we don't have a baby.

 

 

Screw yu guys and your higher earning jobs :P

 

Haha at least mine doesn't drink gay milk :P

Haha... you may be right on that...

 

Back when I was single and had my investment, I'd get like 6k back at tax time... was sweet as... helped me pay off my HECS from uni... need investment again... will seriously look into it in a few months time... need to be in my new job for at least 3 months I think... Shaz?

Don't factor in any of the other purchase expenses and it sounds good :P

 

$12k in stamp duty

$3500 in legals (including prorata council rates)

$220 pest report

Building report - didn't get one ourselves but that's your perogative

 

Then other ongoing costs

$178.97 a month for landlord insurance

Any maintenance - so far only about $305 for me

 

I could probably get more for the property. We've got a friend of a friend and her 2YO staying there at the moment for $350pw and we could probably get closer to $400 but it's not worth the gamble. Our tenant is fantastic! Even my electrician is jealous! For an extra $20-40pw, it's not worth getting someone we didn't know who could trash the place.

Ours didn't want to tell me about the broken sliding door and broken ceiling fan.

As soon as I found out, I fixed it and she was happy. She felt bad though!

As long as you are working in the same field as your previous job, you don't have to have 3 months min. You need a letter saying that you don't have a probationary period but.

DUDE THAT IS SO EXPENSIVE!

 

I could do it for less then half that. 


 


I put up with people from amnesty, red cross and now the cancer council almost daily hounding me!! Throw in the greens, green peace, unhcr, save the forking children and I've well and truly hit my limit for the number of fuckstains wanting me to sign something or give money. Seriously cubts,  :fork: right off.

Yup... my rental property has some shite tennants... put holes in walls and shit, then disappeared overnight... westies...

 

Just checked out some quick calculators... I could get an investment property for about $300k and still be ok... will look into it further when I have time...

What are your conditions though?

 

At the moment, if something happens, I get my house rebuilt no matter the cost.

 

Plus, it's in a flood zone. As is most of the Coast!
